Awaab’s Law has brought damp and mould control in social housing into sharp focus. Since October 2025, social landlords in England have been legally required to investigate and fix reported damp and mould hazards within prescribed timeframes; Failure to act will now result in legal action. What is Awaab’s Law?

Awaab’s Law, part of the Hazards in Social Housing (Prescribed Requirements) (England) Regulations 2025, was introduced in response to the tragic death of two-year-old Awaab Ishak, caused by prolonged exposure to mould spores in his family home. The legislation has been specifically targeted towards social landlords, mandating strict timeframes for any repair or remedial works to be undertaken.

Under the law:

  • Emergency hazards must be investigated and made safe within 24 hours.
  • Significant hazards, including serious cases of damp and mould, must be investigated within 10 working days.
  • If works cannot be completed in time, suitable temporary accommodation must be provided.
  • Landlords must maintain a clear audit trail, keep tenants informed, and provide proof of compliance.

This legislation applies to all registered providers of social housing in England and is intended to ensure that no family lives in a home that endangers their health.
