Bagnall Heights is an independent-living retirement village comprising single-storey bungalows. Following historic, issues with the roof (tail vents and partial fixes), the estate needed a coordinated re-roof to address poor ventilation, localised leaks, and inconsistent detailing, while keeping disruption, dust and noise to a minimum for vulnerable residents.
The estate faced a combination of technical and logistical challenges. The original roofs had under-ventilated eaves and ridges, with no soffit vents at the eaves and ridge tiles that were not fully mortared or vented. Airflow through the roof spaces had also been compromised by incorrectly installed loft insulation, which restricted ventilation pathways.
Working in a live, sensitive environment required a safe and well-organised approach. Every stage of the work had to be carefully sequenced around the residents’ needs, maintaining clean, accessible routes at all times. Cost control was also a key factor, the chosen solution needed to strike the right balance between value, quality, and long-term performance.
